Facades are important elements of the building and contribute significantly to its performance in service, playing a key role in the interior hygrothermal conditions, influencing the comfort of users. The in-depth study of the service performance of facades is complex due to the great variability of performance during the life cycle of the building. In addition to performance variability, the coatings used can be made of different materials, executed using specific construction techniques, with unique designs. Regardless of the type, coatings are subject to a complex degradation process due to the synergistic action between the degradation agents that influence the degradation mechanisms. The degradation process starts and spreads in different ways and intensities. Clearly understanding the behavior of the two phases can help designers, owners and users to avoid anomalies in facades and act in a way that minimizes data and consequences. There is a lack of studies that associate degradation in initiation and propagation phases and their different mechanisms. In the initiation phase, there are mechanisms acting in the emergence of anomalies, while the propagation phase is defined as the evolution of the anomaly, which can occur due to different causes of initiation. In view of this, the work aims to explore and understand how the initiation and propagation phases of the degradation of facades of buildings in the city of Brasilia, with ceramic and mortar coating, occur. The focus of the research is to propose in detail what differentiates the two phases, listing the factors and particularities related to each one of them. To this end, it starts with a database consolidated by studies carried out in recent years and has a complementation, inserting more samples for missing ages. To understand the process, hygrothermal simulation is used in order to quantify the degradation agents. Finally, the final stage of the proposed research focuses on detailing models that explain the initiation phase of degradation as well as its propagation over time, highlighting the factors involved in each of the phases and their respective behaviors, emphasizing the differences for the two types of coating studied. With the completion of the study, it is expected that the phenomenon of degradation in two phases will be detailed, with its distinctions and particularities, so that it can be the basis for the actions of professionals and users, avoiding anomalies and minimizing their effects whenever possible.
